Baan Chaopraya Condominium

The condominium building was constructed prior to the current era of small units with low ceilings. Proportions throughout the building are consequently generous, including in the common areas. On the ground floor this includes a large air-conditioned reception area with comfortable chairs, and continuous security. Opposite this is a well-stocked library that also provides access to the low-rise portion to the building. The ninth floor is the most extensive in the building, and is dedicated to providing facilities for the residents. These include a 20m swimming pool at the front of the building, overlooking the river (and which has featured in several advertisements), and at the rear a more shallow but large pool and which includes a jacuzzi. The area between the two pools includes squash courts, a gym, saunas, basketball and badminton courts and a billiards room. Despite all these facilities, the resident's common area maintenance fees are modest, but more than sufficient for the building's finances to be robust.

The river continues to be a major thoroughfare, and the condo has a dedicated boat service that commences at 0630, and continues until 2130. The service stops at all the nearby major hotels, a luxury retail and entertainment complex, and terminates at a station of the elevated Skytrain system (BTS). The train network extends all over Bangkok, with connections also to the subway system and Airport Link; a newly-opened line to the BTS has a station within 200m of the rear of the condominium.  

Nearby schooling includes the international Shrewsbury school, and Assumption College.

Apartment 1311-13

The building is dominated by one-bedroom units, however we are offering an apartment with two double bedrooms reflecting the joining together of two original units. These are the mirror image of each other and comprise 137 square metres of living space. The apartment enjoys a large lounge and dining area, fronted by two verandahs which overlook the river. The apartment is at an elevation above much of the river-noise, whilst not being so high as to lose the river's ambience. The unit faces northwards, and thereby is easily kept cool.

The two double bedrooms are currently separately organised for parents and children, and are at opposite ends of the unit. Both have built-in cupboards with the former extending the length of one wall. Each bedroom is flanked by a bathroom with a shower over a bath, with marble both being the flooring and providing the surround to the bath and sink. There is a good-sized kitchen by the entrance door, with granite as flooring and work surfaces plus an oven, ceramic hob, washing machine (new), fridge/freezer (new), microwave and extensive built-in cupboards. The apartment can have both a fibre-optic connection for the internet, and two direct-dial phone lines. Two parking spaces are available in the large carpark, which extends over eight floors.

The apartment was renovated mid-2023. This included painting of all the walls and ceilings, the upgrading of lighting in the lounge/dining area to dimmable LEDs. Significantly the flooring in both bedrooms was changed from carpets and tiles, to a laminate that matches the original high quality wood in the lounge/dining area, and which is better suited to the tropical environment.

Ownership of the property continues to be documented by two separate title deeds (chanote) which are in joint names. The unit is available for Baht 55,000 a month, and our maid is available to continue her service.
